The 271-acre property is situated on the eastern slope of Bellvale Mountain. The property slopes up from Bellvale Lakes Road, with a rise of more than 700 feet at the ridgeline. Sweeping views to the west of farmlands in the valley below can be seen from several aspects. At the top of the slope, Appalachian Trail Conservancy land abuts the property to the east, where the Trail traverses the ridgeline. Currently the property is primarily wooded, with two areas of cleared pasture existing that totals 15 acres.
With the best agricultural soils located at the lower elevations along Bellvale Lakes Road, potential crop or grazing fields would be best suited there. Pastures currently in use for grazing in the southwest corner of the property could be expanded to include approximately 18 acres. Additional 10-12 acres of fields for growing row crops, small fruit, orchards and vineyards could also be created farther north along the road. More crop land may also be available for lease nearby.
