Description of the property’s current condition and current use(s):
Two scenic Catskill farm properties! First parcel abuts Beaverkill River, a national destination for trout fishing. Second parcel features Cooks Brook and adjacent pond.
Direct-market diversified farm is operated across both parcels, selling retail and restaurant in New York City (120mi). Crop specialties include strawberries, potatoes, beans, flowers, and foraged items. Low- to no-spray.
Farm history / past uses of the property:
First parcel was once used as a horse ranch, as evidenced by the still existing stables. Second parcel was formerly a dairy, growing corn for storage in the silo and housing cows in the barn. The barn has since burned down, but the foundation remains and is used as a root crop cellar.

Each parcel is fenced in by 6ft staked wire fencing.
Water access description:
First parcel is irrigated by a well, and it abuts the Beaverkill River which could be a source of pumped irrigation. Second parcel is connected to town water and can be irrigated by pumping from the pond.
Root crop cellar mentioned above is the remaining foundation from a barn fire, covered with a flat roof. The foundation is structurally sound. This structure could be improved into permanent housing, a commercial kitchen, another barn, and/or animal shelter.
Farmer housing description:
Housing is available. Currently the farm properties host a primary permanent residence, one double-wide residential trailer, and one farmworker trailer. There are also a few apartments for rent nearby. Housing offer will depend on tenure options.
First parcel includes: two stables, two sheds, and one tractor trailer used for refrigerated storage. Second parcel includes: two trailers for storage, 30x20ft gas-furnace propagation greenhouse, one silo for storage, and one root crop cellar.
Currently the farm business owns a variety of production and marketing equipment. Notably there are two box trucks (one refrigerated), two tractors, potato planter and harvester, plastic mulch layer, two fertilizer spreaders, and four chest freezers.

All nutritious foods welcome! Currently the farm operates as a diversified vegetable, fruit, flower, and forage production, with some value-added products.

Currently no livestock on farm, except 18 bee hives. Property has supported trout spawning in the past. As a supplemental enterprise, the farm could support a small flock of egg-laying hens, broilers, or a handful of goats and/or pigs.
