Description of the property’s current condition and current use(s):
This is a 27 acre farmland parcel that is owned by a multi-generational farm family in the Rondout Valley. It is prime soil for vegetable crops and has been in crop production for many years. It is adjacent to a 50 acre parcel that is also available. The two parcels together would result in over 60 acres of prime farmland. These tax parcels have not been in commercial crop production for the past 3 years but have been planted to rye, and disked. The fields are open and in good shape for crop production. The owner wants the land to stay in an agricultural use with best management practices to maintain land productivity.

The tax parcel is part of a larger multi-generational farm in Ulster County. It was acquired in the 1950s and has been primarily used for vegetable production and corn.

We are open to any type of crop or livestock production on the property that can be done using good environmental management practices and as a good steward of the resource base.
Description of tenure options:
Property is currently available for rent. We are flexible about how much acreage of the tax parcel is rented. We may also be willing to divide the tax parcel into multiple fields and rent fields separately to more than one farmer, but the farmers would need to coordinate for access. We have an adjacent parcel available (the Trowbridge Farm) that adds an additional 50 acres. We already qualify for ag assessment based on our own farm business.
We would consider eventually selling the properties to a farmer. A sale would need to be for the entire tax parcel, we are not interested in sub-dividing parcels.
Preferences and restrictions on agricultural activities:
The property is in the ag district and currently qualifies for ag assessment as part of our larger farming operation so that is not an incentive for us. However, that also means that we do not need the renter to qualify based on their production history.
The property is on a main road, near Route 209. We do have a neighboring homeowner who shares the driveway. We are willing to make reasonable access improvements.
We are open to agritourism businesses or other ag-related ventures, but they would be dependant on the renter having adequate insurance and the ability of the renter to comply with town code enforcement/zoning requirements, which will vary depending on the venture. The parcels are in the Ag District and are zoned AR-3 Residential Agricultural in the Town of Rochester which allows many ag-based businesses including agritourism.
