Currently fallow.  Parcel has not been in commercial crop production for the past 3 years, but has been planted to rye for straw; we have disked the property and kept it ready for crop farming.

The tax parcel is part of a larger multi-generational farm in Ulster County.  It was acquired in the 1950s and has been primarily used for vegetable production and corn.

Description of tenure options:

Property is currently available for rent.  We are flexible about how much acreage of the tax parcel is rented.  We may also be willing to divide the tax parcel into multiple fields and rent the fields separately to more than one farmer but the farmers would need to coordinate for access.  We have an adjacent parcel available (the Mahoney Farm) that adds an additional 25 acres.  We would consider eventually selling the properties to a farmer.  A sale would need to be for the entire tax parcel, we are not interested in sub-dividing.

Additional Information

Preferences and restrictions on agricultural activities:

The property is in the ag district and currently qualifies for ag assessment as part of our larger farming operation so that is not an incentive for us.  However, that also means that we do not need the renter to qualify based on their production history.

The property is on a main road, near Route 209.  We do have a neighboring homeowner who shares the driveway.  We are willing to make access improvements.

We are open to agritourism businesses or other ag-related ventures, but they would be dependant on the renter having adequate insurance and the ability of the renter to comply with town code enforcement/zoning requirements, which will vary depending on the venture.  The parcels are in the Ag District and are zoned AR-3 Residential Agricultural in the Town of Rochester which allows many ag-based businesses including agritourism.
