Description of the property’s current condition and current use(s):
Historic Meadowland Farm is looking to lease land to an entrepreneurial farmer eager to build a livestock business. Our family owned farm is ideal for raising livestock as the 135 acre property has been recently fully re-fenced and includes several 10-20 acre segregated fenced/gated pastures. We have a large 8,000-10,000 square foot barn complex (and silo) that has been used in the past for animals and hay/grain storage. The barnyard also includes two moderately sized machine storage sheds. In the fields, we have several run-in sheds and smaller catch-pens/paddocks. There are two streams and a small pond supplying water. The pastures are high quality, having been continuously grazed/hayed for decades; they include a diverse mix of grasses/legumes.
The livestock operation would complement our existing vegetable/fruit operation which is operated by two very congenial and experienced farmers who are devoted to bio-dynamic methods. Ideally we would like to find candidates for the livestock operation who share an interest in bio-dynamic practices.
Farm history / past uses of the property:
Historic farm and home. One of the Hudson Valley's original homestead farms dating from the 1700s. In the mid 20th century, the farm became increasingly devoted to cattle/dairy production. More recently, the owners have brought the property back to its more diversified beginnings.
Infrastructure and equipment:
The property has been completely re-fenced in recent years with page wire. There are 10 distinct pastures separately fenced/gated on the property with most of these being 10-20 acres in size. We also have four smaller pens attached to the barn complex with easy access to shelter within portions of the barn. In the fields there are 3 catch pens.
Water access description:
Two streams run through the property; there is also a small pond.
The barn complex is composed of 4 attached structures with approximately 8,000-10,000 in total square feet. There are hay lofts and a sub barn ideal for wintering animals. The barnyard includes two machine storage sheds, a corn crib, and a silo. In the pastures, we have three moderately sized run-in sheds. There is also a small farm store on site with attractive access and passing traffic.
Farmer housing description:
At present, we do not have available housing available; however, there are many nearby rental options, and we would consider offering a housing allowance.
Tractors, haying equipment (including hay elevator), cone seeder, cultivation implements, mobile chicken house.

Livestock/crops description :
Over the past 20 years and under the direction of two separate farmers, we have raised beef cattle, sheep, pigs, rabbits and egg layer poultry on the farm. The present opportunity arises as our last livestock farmer tenant (of 7 years) has decided to move his animals and take a salaried job elsewhere.
Our vegetable operation is conducted by an experienced (young) farming couple. They are exceptionally easy-going and eager to work alongside a flourishing livestock operation.
Meadowland Farm is highly regarded in the local community and we market to CSA, farmers market, and restaurant customers. Our roadside store has also been an attractive outlet.
Interested candidates should consider the livestock opening as very much a "plug and play" opportunity both in terms of infrastructure as well as from a distribution standpoint.
Description of tenure options:
Typically, we start a relationship with a one year lease arrangement. After an initial "get to know" year, we would be amenable to entering into a longer term relationship for the appropriate person.

Main concern is to keep things organized and reasonably tidy and to design and implement a thoughtful rotational grazing plan.
