Nassau channery silt loam, hilly and rolling, very rocky; some Stockbridge silt loam, 8 to 15 percent slopes

Description of the property’s current condition and current use(s):

Previously (prior to ~1965) a dairy farm, has only been used for boarding horses since mid-nineties.

The area available for farming is made up of three plots, one is ~1.5 ac., the second is ~2 ac. and third is ~4.5 ac. The smaller of the two properties are located on Tagh-Churchtown Rd, both having grown grass and been mowed for most of the past 20 years. The largest of the three is set back and accessible via a short dirt service road; it is a rolling field with some trees that is only mowed twice per year to control growth and would be better suited to pasture animals.

Farm history / past uses of the property:

It's my understanding that this land was previously part of a dairy here (up until around 1965) when the barn burned down and the owner decided to sell. Since then, it was subdivided with the intention of developing but was purchased by a single buyer (~1995) and has been manicured for 'retired' horses since then.

Water access description:

Well water can be made available on the small parcel west of Churchtown Rd. Conceivably, water can be pumped from a stream that runs alongside the small parcel east of Churchtown. However, the largest parcel to the west does not have immediate access to water.

Barns/structures description:

There are two barns on the property. One has space for two large vehicles with an additional enclosed area currently used for chickens, with an overhead space for other uses. The second is currently used for boarding horses, with four stalls, and a large hay loft.

Farmer housing description:

Come spring, we may have a two bedroom farm house available, as well.
