Farming Status and Plans

Description of farming status, plans, and practices:

I am looking to purchase land with the intention of then leasing it to a farmer. My main goal is conservation. A secondary goal is to help someone else realize their dream of farming, preferably organic (does not need to be certified, but at least organic methods practiced).  A third goal is to have a place that I can visit occasionally and enjoy the views and the harvest...literally and figuratively.   If people are looking to looking to focus on flowers, I'd love to be part of that. The end game would be one of the following: sell it to the farmer, donate it to a land conservancy, or conserve it with a conservation easement. 

Farm Characteristics

Preferred location:

Columbia, Dutchess, Greene, Putnam, Rensselaer, Ulster, Eastern, Southeast

Desired acreage:

1-5, 6-10, 11-20

Infrastructure required:

Water access

Description of buildings required:

A barn greenhouse or some other structure would be wonderful. Prefer organic, at least in method (i.e.doesn't have to be certified). Housing would be a nice bonus, but is not necessary. 

Description of water access required:

Access to water would be necessary for certain users, so it's preferable!

Crops and Livestock

Primary crops:

Vegetables, Fruits, Grains, Ornamentals, Hay, Other Crops

Primary Livestock:

Equine, Goats/Sheep, Poultry

Description of livestock/crops:

No beef cattle or other animals for meat. Chickens would be fine if they primarily for eggs

Description of tenure options desired:

I am looking to buy property for lease  to a farmer. 

For the right small scale tenant, I can offer a lease to buy. Lease terms are flexible. Rent must cover taxes & insurance and is negotiable beyond that. For instance, if there's a building on the property reserved for my use, it would offset rent. I would also consider a partnership with a larger enterprise.

Experience description:

My farming experience is limited, but I have extensive experience with leasing property, as I own several residential properties out-of-state. CurrentIy I am the tenant of a small plot of land where I raise flowers and vegetables for myself. I am most interested in providing an opportunity for another farmer to work the land  I am seeking to purchase.
